Property Description

The property

This lovely modern villa style house is built on 3 floors and to a high standard. The main floor is the middle one, affording magnificent views over the Dordogne countryside.  There are terraces to the front and back of this floor to enable full appreciation of the surrounding area. The front door is up a flight of steps on the front terrace. Access to the house is also possible from the garage. On the main floor is the double aspect lounge, kitchen with French doors on to the upper terrace, dining room and separate WC. The dining room has a large buffet unit containing a small library of English books and a selection of indoor games and puzzles.

Upstairs are 3 bedrooms, including the master, and the main bathroom. The smallest bedroom has 2 single beds and built-in wardrobe, whilst the second bedroom has a double bed with built-in wardrobe. Downstairs is the integral garage, a laundry room with washing machine, tumble dryer and sink, a further double bedroom with double bed and fold-up child's bed. The garden room which can also be used as a double bedroom with 2 single futons, and a bathroom with shower, hand basin and WC. Hair dryers are supplied in all the main bedrooms. Bathroom towels, though not pool towels, are supplied for all bathrooms together with bottles of soap and toilet rolls. In the kitchen should be a supply of tea, coffee and sugar. In the cupboard at the top of the stairs leading up from the garage are a selection of outdoor games and in the shed under the main terrace are items for use in the pool together with extra tables and chairs.

Outdoor Area

Outside to the rear is a large terrace which gives sun in the morning and shade in the afternoon. There are a set of steps down to the next terrace and then a further set of steps to the third terrace and pool.

The pool is 10m x 5m . The maximum depth is 2m and minimum 0.9m with roman steps for easy access. It has an alarm and security cover. There is a large shingled area for parking/playing games as well as many flower beds and shrubs giving a countrified feeling, although the town centre is only a 20 minute walk away.

The Local Area

The property is situated on a quiet rural road on the very outskirts of Sarlat. It stands on a ridge giving countryside views in 3 directions. It has a terraced garden which falls away from the pool area to woodland. There is a hypermarket conveniently situated at the bottom of the hill and a large very popular Saturday market.
local activities = The Dordogne is well known for its water activities and the river is only 14km away where there are many canoes for hire and boat trips up and down he river. There are numerous impressive chateaux that can be visited within the immediate vicinity. The area is also known for its prehistory and there are many caves and museums to visit. Other attractions include a large aquarium, formal gardens, hotair balloon rides, helicopter and light aircraft trips over the area. There are a number of good restaurants and there are recommendations in the house.

There are both feather and foam pillows.

Kitchen: Fully equipped kitchen with electric oven, microwave, gas hob, dishwasher, American fridge with chilled water and ice maker, walk-in pantry, breakfast bar with stools.
